Sint-Niklaas – The city of Sint-Niklaas has put out a call for investors to consider two historic properties: the Cipierage, priced at €1 million, and Walburg Castle, priced at €1.2 million. These projects come with significant incentives, including a 40% heritage grant and a €500,000 subsidy, with proposals due by March 1, 2026, reports 24brussels.
According to VRT News, Sint-Niklaas is focused on revitalizing these two historic structures. The Cipierage, located on the Grote Mark, and Walburg Castle in the city park are protected monuments. Alderman for Heritage Carl Hanssens (N-VA) stated that the Cipierage could serve multiple purposes, including as a restaurant, boutique hotel, or cultural space.
“Hospitality businesses, a boutique hotel, offices, culture, conference rooms, and private practices: it’s all possible,” said Filip Baeyens (N-VA), Alderman for Heritage.
Future of Cipierage and Walburg Castle: Opportunities for Investors
Walburg Castle, a 16th-century landmark, also requires a new direction. Currently home to a restaurant, which will remain operational until March 2025, the castle includes a caretaker’s house and a coach house. Alderman Baeyens suggested that the castle could accommodate a range of functions, such as a restaurant or café alongside spaces for local associations and professional practices, including physiotherapy.
“Potential investors can build on this, but are also free to submit their own proposals. With this project, we aim to give both buildings a sustainable and high-quality new lease of life,” said Baeyens.
Sint-Niklaas is actively offering a unique opportunity for investors to restore and repurpose these significant structures. Alderman for Trade and Hospitality Kris Van der Coelden (Vooruit) emphasized the importance of creating vibrant spaces where the community can gather. He noted that the intention is to keep the buildings lively and accessible, supporting commercial, cultural, and community activities.
The financial framework for these initiatives is robust. The Cipierage is available for €1 million, while Walburg Castle is listed at €1.2 million. Investors who undertake restoration projects can apply for a heritage grant that covers 40% of their total investment. Furthermore, the city offers an additional subsidy of €500,000 for each building.
A comprehensive campaign is underway to attract investors from both Sint-Niklaas and outside regions. Proposals must be submitted by March 1, 2026, and the city aims to partner with new leaseholders by June 2026. Interested parties can participate in guided tours of the properties on Friday, September 19, 2025, and Monday, November 24, 2025, to explore the potential opportunities.
The Cipierage, constructed in the mid-17th century and adjacent to the Parish House, has a history of use as a prison and later achieved recognition for the Cipierskelder café, which has since closed, leaving the building vacant.
